    I agree that there are many other places that are better than Maryland but Delaware??? Really??? :sad20:

    My parents moved from G'Burg to Selbyville last year. They love it.

    My Dad was tired of writing checks to MD and being taxed to near death.

    Outside of the Saturday to Saturday beach traffic, there isn't anything that they dislike.

    They know when to hit the "Spots" and apparently they both get treated like "Norm" when they go to Harpoon Hannah's, Catch 54 and a couple of other places.

    My dad even found a Shop that can feed my .22short fetish without breaking the bank.

    I like Delaware but I struggle with the fact that they thought Biden was a good idea for so long.

    I also don't like their nasty tolls on the absolute smallest stretch of 95. I swear the East Coast tolls single handedly props their state economy up.

    Try banks; credit card companies. They all incorporated in DE. Biden had his hand in passing many laws favoring banks. I'm sure they know how to pay him back.

    Delaware is nice, its getting dense fast due to their property friendly and senior friendly policies. However, lots of good areas.

    We have been contemplating purchasing an investment property somewhere around Rehobeth/Lewes (yes $$$s!) renting it for a decade or so then gutting and refinishing to our taste when we are ready to leave MD. Higher prices but more income potential on a rental. Also have a keen eye on the Slaughter Beach area. Of course need to wait out the current crazy market.

    I took the plunge to DE a little over a year ago. Very lucky on the timing, we bought a new house 3 years ago on the bay side of Little Assawoman Bay. Love the area. Half our development is part timers, so generally very quiet in the non Summer months. Sad that gun laws are threatening to get tougher.

    Thank you all for the input!

    We found a new construction home near Felton that we both REALLY like and put a contract on it. Looking at mid-October completion. Slower/lower is definitely more limited with restaurants and things to do, but Dover and the beaches aren't far. We're pretty spoiled being able to walk to downtown Frederick and having 5 grocery stores within a 5 minute drive. Will take some getting used to.

    This will be a multi-phase operation. The new house is not contingent on sale of the Frederick house. There will be at least a month of overlap for moving, etc.

    Between moving, vehicle transfer and the stuff you need to buy for a new house it adds up fast, figuring about $20K.

    Here's what I learned about taxes in DE vs MD:
    - No sales tax FTW!
    - Real estate taxes are about 50% in DE.
    - DE income tax top bracket is 6.6%, but it starts at $60K income. Only Wilmington adds a local income tax (for now). By comparison at my income level I pay 5.25% state + 2.96% local. MD top bracket is at $250K. DE would save me about 1.6%.
    - For retirement income the tax picture is pretty murky. Neither state taxes Social Security. Both allow exclusion of some retirement income, but mostly not until age 65. DE has a school tax credit for over 65, but you have to live there 10 years to qualify,
    - DE charges a 4.25% "document fee" when vehicles are registered, based on NADA average trade in value. For our 2 SUVs and 1 Harley this is a pretty good kick in the ass - about $3,500. Other DE vehicle fees are much lower than MD. Car license is $40 a year.

    Figuring it conservatively payback of the $20K price of admission in savings to taxes and vehicle fees is about 4 years, without including any sales tax savings.

    We will be in Kent County, so I know people to do the CCDW.

    DE document fee is expensive with car title for new comers. I argued that my car has dents and the blue book value is not it. They don't care; pay up.

    The fastest turnaround I've seen was for my father. 8 days from the day the app was submitted he had his permit in hand (Sussex County) a few years ago. Most I've heard are less than 30 days (Kent/Sussex). 90 days in NCC.

    Turned in my application about 3 weeks ago by hand in Georgetown. Was told to expect 4 months. Hoping it is less than that. Will update when approved.

    We settled on the Delaware house yesterday.

    The house in Frederick is under contract. 22 showings in 2 days. We had 9 offers - the highest was $40K over the listing price! We accepted a slightly lower (+$35K) offer that had better terms and ends up netting more. Really a crazy market.

    The move will be the 2nd week of December with Frederick closing a week or 2 later. Lots of work to do in the next month.

    Moved the major stuff on 12/10/21. We used Regal moving from Chantilly, VA. I had planned to rent a U Haul and hire labor at both ends, but getting the labor lined up on the Delaware end was difficult. I'm sure it cost more, but they did a great job and carefully wrapped everything. They moved my 900 pound safe pretty easily.

    Settled on the Frederick house on 1/31/21.

    We're liking slower lower, but miss the conveniences of Frederick.

    We have the new place in pretty good shape. Lots to do still.

    We have a place in Oceanview for past 14 years. Dramatic influx of NY and NJ people has changed the personality of the area. Going to look farther south for our retirement home.

    Congrats on the new place.. Is that a natural gas line I see going into the side of your new home? If so did you read how they got natural gas to that area and the route it took? plus not to mention the time table? For a long time their was no natural gas line going to Lewis/Rehoboth Beach and down Rt 1.

    Good luck. My cousin, who I never expected to leave Norristown, PA, moved to near Lewes this past summer. He said the carjacking and yutes running around with baggy pants finally got to him. I wonder what he will think of the traffic around his new home in the summer.
