    How far would you drive?
    How much would you pay?
    How much land is needed?
    Who would contribute via construction/bull dozer/berms etc?
    Defray costs by: hunting leases?

    Let's talk about it.

    A quiet place, plenty of elbow room, unimproved except for what we do over time, not a business, this particular property is just an example, its not mine and I'm not trying to help somebody sell it.

    I'm not even a lawyer. I just hate MD too much to want to tie myself to it for one minute longer than needed.

    Yes. Basically a REIT. I cannot even imagine investing in property outside of that sort of structure, the amount of potential liability you'd be incurring would be absolutely insane otherwise. Only takes one idiot doing dumb stuff and then you're all suddenly getting sued...

    My thoughts as well, LLC for the property purchase, gets all the names on there and eliminates the written 'must have owners written permission' piece.
    I was just going to say the same thing.
